Overcapitalisation – Why Cost Does Not Equal Value?

If you are unaware of the real estate terminologies then you might be wondering what overcapitalisation is. Basically, overcapitalisation refers to an overspend on construction or renovation costs which means the actual cost of a construction/renovation of the property is superior to its real market value. Overcapitalisation is also considered as asset inflation. Confused? Let’s make it simple. For instance, Mr A is planning to renovate his house by remodeling the bathrooms, basement and kitchen; upgrading the living room and bedrooms; adding a porch and swimming pool; installing vinyl siding, fencing front entrance and extending the garden. Mr A decides to use upper end expensive quality materials in the renovation. While doing so, he forgot to consider the real market value and quality of the houses in this area, which was lower than the value of his upgraded house. This is overcapitalisation.

Now the next question is what should be done to avoid overcapitalisation? Simple! When renovators and home builders are planning for home improvements, they must keep in mind some factors which have greater impact on the overall value of the property. For instance, evaluating neighbour’s housing style, demographics of neighbourhood, streetscape, design trends of neighbouring property, and recent resale prices of the homes in the area.

Although generally improvements and renovations add value to a property, it will be wrong to say they will ALWAYS increase its value. The reason is that if renovations and improvements are overdone, without keeping in view the real value of the area where your property is located, you might be overcapitalising your property. This means that your property cost will not equal its market value.

Hence, it is rational that a renovator or home builder is aware of overcapitalisation, and increases the value of the property only to an extent that it can cope up with. Remember, you’ve got to be really careful about overcapitalisation when upgrading or renovating your property.

Often overcapilisation occurs when people are not rational and business minded in their approach. Typically home owners will spend more on fixtures and fittings with the aim to live in the property.

Some cultures often prefer to live in larger homes as status symbols and will opt to spend more on improvements than is the norm in the locaility.

However if you are an investor or builder, it is important to get the mix right as this will result in higher profit margins. Getting it wrong can often mean longer selling periods and discounted prices. Do your due diligence to avoid disappointment.

Top 10 Things to Do in Lake Havasu, AZ

It amazes me how many people that I’ve met that live in Arizona, or the surrounding areas that have never been to Lake Havasu City, Arizona. The deserts of Southern California and throughout Arizona offer numerous outdoor activities like hiking, off road driving, and beautiful scenery. But in my opinion, Lake Havasu City is one of Arizona’s, America’s hidden treasures.

Located off I-40 on Hwy 93, roughly 2 ½ hours south of Las Vegas Nevada, is where this desert playground is located. Lake Havasu was formed when the Parker Dam, located south of Lake Havasu City, was constructed in the 1930’s, creating the lake now known as Lake Havasu. Robert McCullough, the Godfather of Lake Havasu, bought the London Bridge for 2.5 million dollars, and spent another 7 million dollars to dismantle it, and ship it over from England. What used to be just a peninsula is now an island after a channel was dug out for the bridge. And yes, the song “The London Bridge is falling down” is about the Lake Havasu’s London Bridge.

The below list includes some of the biggest attractions that Lake Havasu has to offer, and that only few insiders know about. So, in order to fully enjoy every minute of your stay, do yourself a favor and make sure that you schedule some time to fit them all in. Lake Havasu can be enjoyed year round, but the best times of the year are during the spring and summer months; especially if you plan on playing in the water. Winter and fall are ideal if you don’t plan on swimming, boating and skiing.

So, don’t let the heat from May through September stop you. Just stock up on 150 SPF plus sunscreen and enjoy yourself.

1. London Bridge – Get the bridge out of the way first. This is a no-brainer. If you go to Lake Havasu and don’t see the bridge, then there’s a chance you already have heat stroke. The English Village surrounds the bridge to give you the feel of London, except surrounded by a desert. Don’t get me wrong, it’s pretty cool, but for some reason unknown to me, the English Village doesn’t stack up to its crown jewel, the London Bridge. Some really cool shops and attractions are long gone, but it’s still worth your while to grab an ice cream cone and some souvenirs. Don’t forget to go back at night.

2. Spring Break – College-aged kids love it, and the locals hate it. In my opinion Lake Havasu is the West Coast’s best kept secret when it comes to spring break spots. If you can pull it off, try to make reservations at the Nautical Inn on the island, or the London Bride Resort located in the channel next to the London Bridge. Not to mention Lake Havasu’s hottest nightclub, Kokomo’s, is also located there.

3. Water sports – This is Havasu’s bread and butter. Swimming, boating and jet skiing is what Lake Havasu is all about. You should have no problem finding boat rentals under the London Bridge. If you’re traveling in group, consider renting a houseboat for the day. Be sure to check out the sand bars located north of the city. Just ask the locals, they’ll point you in the right direction. Check out the swimming holes in the area as well. Rotary State Park located at the end of Smoketree Ave, and The State Beach located on the island, are great spots for kids and families. There are numerous swimming holes on the island if you like privacy, but make sure that you wear shoes. Lake Havasu doesn’t have the plush, sandy beaches like southern California, and the rocks will tear your feet apart.

4. Fishing – If you’re an angler, then you’ll have a blast in Lake Havasu. Striper bass, catfish and blue gill populate the region, just to name a few. Lake Havasu is notorious for its countless coves and inlets that are just begging to be fished in. You don’t have to have a boat either. So if you just want to pull up a lawn chair and relax, the island has plenty of fishing holes. Don’t forget to buy a license.

5. The Island at night – Now this is what it is all about. Most of Lake Havasu’s homes can see the lake because of its layout. So when you are down by the lake you can see the entire city. And, at night it’s absolutely beautiful. The clear nights give way to the heavens-you get a clear view of the stars in all of their glory. Make sure to go to the very end of the island near Site Six. Just follow McCullough Blvd over the bridge until you reach the end and pull off anywhere to find a good spot. But be careful, there are a lot of dangerous ravines, and if don’t pay attention it could get ugly. You’ll see what I’m talking about once you are there. You can hear wild donkeys on some nights across the lake in California, or boaters living it up. I can’t even tell you how many nights I spent down there throwing a few cold ones down my throat, and just taking it all in.

6. Copper Canyon – Havasu boating residents have always known about this hot spot, but MTV took this little cove to Hollywood. Made famous by MTV’s 1994 Spring Break visit, Copper Canyon is now a must-see if you have a boat and like to party and jump off cliffs. During Spring Break, packed boats make for a floating walkway. This also goes for Labor Day, 4th of July, and Memorial Day weekend. If a lot of people are not your thing, you might want to experience Copper Canyon during another time of the year.

7. Boat Tours – If you just want to relax and hang out for a couple hours, and take in all of the sites, then maybe a boat tour will interest you. Narrators give you a step-by-step, play-by-play experience that is truly second-to-none. View wildlife, enjoy a dinner or relax; the choice is yours.

8. Bison Blvd – I’m about to upset the neighbors, but the view from the desert off Bison Blvd via Kiowa are too good not to tell you about. Pavement will only take you so far though, a car will do the trick if you drive very slowly; we advise only using a truck if possible. Bison is located at the base of the mountains behind Lake Havasu. See the city from the other side, and like the island, there are amazing views of the cosmos. During the day, the desert is an off road neophyte’s paradise; this is where the desert really opens up.

9. Cliffs – I you like jumping off cliffs, then this is the spot for you. Located north of Lake Havasu City off I-93 in the desert hills are the cliffs ranging from 15-150 feet tall. This is not a park and parking is limited, unless you access this area using an off road vehicle or boat. The water is deep enough, but you should use extreme caution if you plan on jumping off the big boys. Again, just ask the younger locals for exact directions.

10. Off Road – The desert is wide open to the north, south and west for Lake Havasu. There are numerous dune buggy rentals in the area to choose from. But like I said, be prepared by having water, a GPS device, cell phone and a spare tire. Rent a dune buggy and hit the open desert trails. Just be careful, because if you get into trouble out there during the summer months, the Arizona heat is not very forgiving.

10 Simple Rules To Keep Your Goldfish Healthy

Most disasters with goldfish start the moment they are purchased. If you think you can purchase a goldfish, throw it into a new aquarium or pond, and expect it to thrive, you are sadly mistaken, or very lucky. Most of the basics such as setting up the aquarium and quarantine tank should have been done prior to the purchase of your new pet.

1. Pre-purchase Checks

Before you hand over any money for your goldfish ensure the specimen is healthy. Stand back from the aquarium the goldfish is in and observe the following;

– Is the fish active and looking for food? It shouldn’t be sitting on the bottom.

– Are all the fins present, un-frayed at the edges and being held erect and away from the body?

– Are there any red patches on the fins or body? (Hard to see on red or orange coloured fish).

– Is there any white cotton wool like patches or pinhead size white spots anywhere on the fish?

– Is the body full and rounded? (Consider the goldfish type you are purchasing. A healthy Comet will be a lot slimmer than a sick Fantail, but the body should still be rounded and smooth, not appearing wasted).

– Is the goldfish breathing normally, not fast compared to other fish in the aquarium?

– Does the fish’s movement appear effortless or is it laboured as if it is struggling to keep buoyant?

– Few if any scales should be missing, and they shouldn’t be extended like a pine cone (unless the goldfish is a Pearl Scale).

– Is the fish twitching or scratching against the gravel or aquarium sides?

2. Compatibility With Each Other

All goldfish are not created equal. Don’t mix goldfish with large differences in size or traits. By this I mean if you mix a Black Moor goldfish that has two tail fins a bulbous body and poor eyesight with Comet goldfish that have a single tail, slim body and good eyesight, it will starve.

3. Getting Your Goldfish Home Safely

Your goal here is to maintain the temperature of the water your goldfish is in now. Goldfish are poikilothermic. That means they are at the temperature of the water they are in. Unless the journey home is a short one, the plastic bag should be put into a container with thermal insulation properties, (Eskey, chilly bin or something similar). If the car has air conditioning, even better. Sudden changes in water temperature will stress the goldfish leading to death or disease.

4. Introducing Your Goldfish To Its New Home

There are three important water conditions that need to be checked before putting your goldfish into its new home.

– Water chemicals

– Water temperatures

– Water pH

Water straight from the tap contains chlorine or Chloramine. This can kill goldfish if it is not removed with a water conditioner such as Stress Coat, or left to gas off overnight with the aquarium filter running.

There will probably be a temperature difference between the water the goldfish is in, and where it is to live. There will almost certainly be a difference in pH, which I call the invisible killer. More new arrivals are killed by pH differences than everything else added together.

Never use pure rain water, the lack of chemicals means it cannot support life.

This is the correct method to introduce new arrivals. Float the plastic bag in the aquarium. If the plastic bag had pure oxygen added, leave the bag closed. If not, open the bag. Be aware that some single tailed goldfish like to jump in stressful situations. Watch for any signs of stress such as gasping at the surface. After an hour, or when the temperatures are the same, slowly start mixing the water in their bag with the aquarium water over an hour or so to equalise the pH. Only after you have equalised the pH, gently tilt the plastic bag and let the fish swim into the aquarium.

5. Always Quarantine New Arrivals

Most goldfish have been raised in large outdoor ponds with plenty of room. They are then caught, shoved into small crowded tanks with less than ideal water quality. Assume your new arrival has caught some disease due to stress, or is a carrier of disease. Your new arrival should be quarantined in a separate container with a small amount of medication added for two weeks before it can be considered clear of disease. Plain un-iodised cooking salt is good for this at 1-2 teaspoons per gallon. Goldfish are very tolerant of salt in their water.

6. Aquarium Ornaments Can Be Dangerous

Some rocks, driftwood and sea shells dissolve in aquariums affecting the pH and staining the water. Ornaments shouldn’t have sharp points or edges if fancy goldfish are going to be kept. This is especially important if the fancy goldfish have poor eyesight such as Moors, Water Bubble-eyes and Celestials. Gravel needs to be cleaned regularly using a gravel cleaner to avoid a build up of wastes.

7. Aquarium Tools

I am assuming you have an aquarium of the correct size with a cover. There is a minimum amount of basic equipment needed to maintain an aquarium. These are indispensable items;

– Net. Get one with the most open weave you can

– Thermometer to check water temperatures when moving fish around

– Water test kits for measuring pH and ammonia levels

– Siphon hose for water changes and gravel cleaning

– Quarantine tank/container for when a fish becomes sick.

8. Aquarium Maintenance

There is only one thing you need to do regularly that will make you appear an expert in goldfish keeping. Change 50% of the water regularly. Changing the water regularly does several things, it regulates pH, (remember the invisible killer), and it removes nutrients so algae growth is controlled. I’ve seen overfed, cramped goldfish thriving because the owner made frequent water changes. Your test kits will tell you how often it is needed. Just because the water is clear doesn’t mean the pH and nutrient levels are satisfactory.

9. Sickness

Even experts make mistakes. If your goldfish gets sick, most complaints resulting from poor water conditions can be easily cured. Remove sick fish from the main aquarium into the quarantine tank that has had salt added to the water. Introduce the fish to the tank in the same way as you would a new arrival.

10. Feeding

Goldfish are omnivorous meaning they eat plant matter and meat. Don’t expect your goldfish to thrive on that dried up old time expired packet of fish food. Give them some live food regularly, once a week at least. If you can’t or don’t want to raise mosquito larvae in the back yard, frozen foods are available from your better pet shops.

Sunburn and Heat Stroke – Dangers to Avoid

It’s a beautiful summer morning and you head to the beach. By mid-afternoon you’re on your way to the ER.

What went wrong?

Odds are, you thought the sun was your friend. But too much of a good thing can make you sick.

The most common sun-related problem is sunburn. Fortunately the risk of sunburn often chases us inside before we suffer an even worse fate. Sunburn is indeed a burn, caused by the ultraviolet rays of the sun, both UVB and UVA. The superficial layers of your skin are actually cooked and start leaking fluid, like a sizzling steak. Once the damage is done there is no medical cure except to allow your body to heal itself. Pain medications and cool compresses may relieve the discomfort, but do not speed healing. Do yourself a favor and leave your sunburn alone. You don’t want scarring from peeling a deep sunburn, or infection from opening the blisters.

Certainly prevention is the best answer. Avoid direct exposure to the sun between 10 and 4 p.m. Always use a sunscreen of SPF 15 or higher, and apply it to all sun-exposed areas a good half hour before exposure. Even sunscreens that claim to be water resistant should be reapplied every few hours after sweating or swimming.

When the core of your body becomes overheated, not just the skin, the danger becomes much greater. The body core can become overheated due to direct sun exposure on a hot day, or other high temperature environments, especially when physical activity is involved. Below 80 degrees Fahrenheit this rarely happens. Above 130 degrees F the danger is extreme. Between 80 and 130 degrees the danger rises dramatically.

The body becomes overheated from a combination of internal heat production (as in fever) and external heat. In order to maintain a normal body temperature the body must be able to get rid of excess body heat. Think of your car engine, for example. If the fan goes bad or the water leaks out, it will overheat. Similarly, if the body cannot be cooled through a combination of evaporation (sweating), convection (a cool breeze), conduction (cold packs or cool water, or radiation, it, too, will become overheated.

A car that overheats will start sputtering and steaming, and eventually quits working. So will your body. The first symptom you are likely to experience is heat cramps, which generally occur in the calf muscles or abdominal muscles. Stretching your muscles before exercise and keeping yourself hydrated with a sports drink such as Gatorade can help prevent heat cramps. If they do occur, stop exercise, cool your body, and if you haven’t done so already, drink some Gatorade.

Heat exhaustion occurs when the body loses too much water and/or sodium. Core body temperature is usually between 100.4 and 104 degrees F. Again, an adequate intake of sports drinks can help prevent heat exhaustion. In addition to heat cramps, you may experience light-headedness, confusion, headache, nausea, vomiting, and lack of urination. For milder symptoms, immediate cooling with fans or water is helpful. However for severe symptoms, especially disorientation, other mental symptoms, or a rapid heart rate, you should seek immediate medical attention, where a doctor can check your electrolytes and provide the proper balance of replacement fluids through an I.V.

The worst case scenario is heat stroke (sun stroke, if due to the sun). Heat stroke can be deadly, especially if treatment is delayed. At an internal temperature of 104 or above the internal organs stop functioning properly. Therefore, heat stroke is a medical emergency – call 911 immediately.

Symptoms of heat stroke can occur even when a person is not sweating. Confusion is common, which may delay recognition of the problem, especially in the elderly. Persons suffering from heat stroke should be moved to a shady area and excess clothing should be removed. A heat stroke victim should be doused with water and/or fanned, and ice packs should be applied to the armpits, groin, and neck until professional help arrives.

In summary, avoiding hot environments and keeping well-hydrated are the answer to preventing most heat and sun related problems. Don’t plan to run a marathon on a hot summer day, especially if you are not conditioned to the heat. Keep an eye on granny, in particular if her home is not air-conditioned. Don’t leave your children or pets in the car where the sun can bake them. Preventing the problem in the first place is the key to avoiding life-threatening illness.

When I first meet a student, I ask if there are any specific issues he/she wants to correct. The most common response is: “… I just want to be more consistent.”

Sounds like a reasonable request doesn’t it?

The obvious next question is: “… how do you know when you’re more consistent?”

The student usually considers for a moment then replies: “… when I hit every shot perfect, then I’ll be more consistent.”

Whoa! Hang on a minute. Let’s take a closer look at the distinction between consistency and perfection.

The Merriam Webster dictionary defines perfection as “something that cannot be improved.” Consistency, on the other hand, is defined as: “… a regular action or practice.”

Can you see the difference?

Every golfer acknowledges that perfection is impossible, yet this same golfer may get visibly upset after just one poor shot.

Ben Hogan hit more practice balls in one week than most of us hit in a year, yet he admitted that only two or three shots in every round ended up exactly as he planned.

Perfection is an absolute; all or nothing. No margin for error. It is a predefined standard that is beyond your control. Consistency, however, is constantly changing as you improve. You set the rules.

If you hit three drives out of bounds last week and only one today, then you’re more consistent. If you reduce the number of three putts from five to three, then you’re more consistent.

I know what you’re thinking..these are pretty loose standards, but why not use them to build your self-confidence instead of tearing it down?

The smallest improvement is significant. How you feel affects how you perform, so why not set standards that allow you to feel good about your accomplishments?

How you ask?

Set up a rating system for each shot on a scale from one to ten. You can set up the definitions for the numbers in between. For example, a banana “slice” might be a five while a slight “push” would be a seven. You get the idea.

Rating each shot immediately reduces the negative impact of the poor shots and simultaneously makes you feel better about the good ones.

If you’re like most of my students, you might actually discover that you hit more good shots than poor ones.

Why Do People Keep Fish As Pets?

Fish are probably the lowest maintenance of all pets. They do not need your company. They do not need grooming. You do not need to train them. You never need to exercise your fish.

Fish can be fed once daily, or if you need to go away for the weekend, you can get slow release food that will last a couple of days.

Fish will never chew your slippers, bite your guests or soil your rug.

Fish are silent, so the neighbours will not complain about the noise.

You only need a space the size of your fish tank to keep fish.

Fish will not cover your clothes and furniture in loose hair. They do not shed hair so fish do not aggravate allergies in sufferers.

At the end of a stressful day, there is nothing more relaxing than sitting back watching fish gracefully floating through the crystal water.

The cost of setting up a simple goldfish tank with a couple of goldfish is very moderate. Their food does not cost much and one container lasts for months. There are no other costs for the basic set up. Compared to the cost of a cat or dog, this is very cheap.

If you want variety, you cannot beat the range available. You can buy larger tanks, pumps, filters, heaters, plants and decorations. You can buy exotic fish and choose between tropical, salt water and freshwater tanks. There are plenty of different ways to enhance your fish keeping experience, if you choose to get more involved.

You do need some knowledge of the types of fish and their natural habitation. You can learn a lot from the internet but the best knowledge comes from people who keep the fish themselves. Find a good aquarium keeper, as many pet shop owners do not have a good knowledge of fish keeping. Maybe you would be interested in joining a club. Members would be a good source of valuable information on fish keeping.

Visit people who keep large tanks of exotic fish. Look at the way their tanks are set up. The ones I like best are the natural ones. They look like a window into the sea, with plants and a variety of fish life, including snails and many different sizes of fish. If you prefer a fun look, there are plenty of ornaments you can arrange to make an interesting scene. The ornaments are good for hiding the equipment, like pumps and air bubblers.

Keeping fish can be a rewarding and interesting hobby. They allow people with demanding careers to enjoy pets without the inconvenience of grooming, training, exercising and companionship demands of other pets. They are also very beautiful creatures.

The Mythological Significance of Turtles

Shetu, sheta, ayotl, ak, tuki, gui, kame, suppon, kasyapa, as well as the more familiar honu, chelone, and testudo are all words that have been used from prehistoric times to designate one animal – the turtle. This is not surprising when we consider that the turtle is one of the first animals to have lent its traits to the world of myth.

Prehistoric and ancient men felt that animals predated and outwitted them, and therefore attempted to mimic their behavior. Early humans believed that gods and other higher beings, such as culture heroes and tribal ancestors, manifested themselves through animals to teach them all about life’s mysterious ways.

The turtle is no exception: throughout time, various cultures praised its resilience, patience, and wisdom as qualities one should strive for, and as such incorporated the shelled animal into their respective mythologies. As a long-lived and hard-shelled animal, the turtle became the perfect world-sustainer, while its excellent swimming abilities turned it into the perfect world-maker. To the Mesoamerican peoples, the connection between earth and the hard carapace of the turtle was even more complex, as the latter was seen as the magical place where dead men dwell and whence they are able to resurrect. Some cultures, such as the Chinese, believed that the beautiful markings on the turtle’s shell held the deep mysteries of the universe and helped spark the invention of writing.

Carefully looking at the night sky, many cultures imagined the shape of the turtle standing out from the multitude of stars, and whole stories of gods, heroes and wondrous adventures were thus woven around the figure of the shelled animal.

Mostly regarded positively, the turtle played at times the role of trickster and was even seen as a malevolent being. The case of ancient Egypt is best suited to illustrate this point: because of the damage it caused to people’s livelihoods and of its shadowy behavior, the Nile soft-shell was considered an evil being. The ancient Egyptians feared it and carried turtle-shaped amulets to protect themselves against the demonic powers of the turtle.

However, a turtle’s looks were not the only traits that populated early and ancient mythology; its non-physical features were also important. To the Romans, a turtle’s patience and above all, quietness, were seen as essential qualities of the perfect, subdued wife.

Even though the specifics of its symbolism may elude us now, the turtle’s lengthy lifespan and sense of wisdom are elements that are still recognizable today as they were long long ago, in prehistoric times.
